This is a wonderful time of year to rent a cottage. There's little more romantic than wrapping up warm for a moonlit walk on a frozen lake, with the smell of wood smoke in the air, and the canopy of stars glittering overhead. Returning to your cosy cottage to curl up in front of the fire and reflect on yet another beautiful day in cottage country rounds off an evening perfectly. And there are plenty of cottages for you to choose from if you are willing to look around the web.

Here are a few words of caution though, as cottage country conditions in winter can be quite challenging, and you do need to be fully prepared.

Make sure the road leading to the cottage you have booked is plowed regularly, and if it is rented in winter, it certainly should be. However, after heavy snowfall or a winter storm, it may be several hours (or days) before the road will be plowed out (depending on the severity of the storm). Check with the owner on the usual delay and prepare to be patient. The plow will eventually come!

A winter storm could extend your stay unexpectedly if you become snowed in. If you take regular medication it would be wise to take along enough for a few days more than you need, just in case. Think about this when you are packing up food as well as take along a little extra.

Roads will be snow covered, and in many cases icy, so extreme caution is advised. Winter tires are essential and 4WD recommended for many cottages. Neighboring cottagers are always willing to help anyone who does get stuck, but will not be impressed by visitors who are ill-equipped to cope with extreme conditions.

Keep the following in your car during your trip to cottage country: a snow shovel; blankets; cell phone; and flashlight. Do not travel without adequate winter clothing in the car - boots, coat and gloves are essential.

Power outages may occur during a winter storm and may last for a few hours or a day or more. Ask the cottage owner what you should do in the event of an outage occurring - for example, what number you should call to report the outage, what precautions you should take to prevent frozen pipes, and where the emergency kit is kept. Few cottages have generators so be prepared to use candles and gas lamps for lighting, and the barbecue for cooking. There should be a supply of water for using to flush toilets, and drinking water for other use.

Listen to local radio while you are at the cottage as this will give you the most accurate information on approaching weather systems. If you go out for a winter walk, check the forecast before you go as weather conditions can change rapidly. Keep to marked trails as even a nicely cleared trail can become snow covered and obscured in a very short space of time.

When leaving the cottage at the end of your stay, follow the instructions in the cottage guide carefully, specifically those that refer to thermostat settings and whether doors are to be left open. A closed door to a bathroom could have disastrous results if a pipe freezes and then bursts when the temperature rises again.

Conditions can be vastly different than those experienced in the city, even just a couple of hours north. Snow squalls off Georgian Bay occur regularly in the Southern Georgian Bay/Parry Sound/Huntsville area. Check the forecast before you travel.

Owning a vacation rental can be a very rewarding and profitable venture. It can also be a very difficult, frustrating, and expensive experience if you don't avoid some very basic pitfalls. Some pitfalls to avoid may seem obvious, but are worth repeating. Others may be things you probably have not even considered.

I own five historic Key West vacation rentals, and I market and manage over 50 for other people. I have been in the vacation rental business since 1994, when I turned a property I owned in Key Largo, Florida into my first vacation home. Based on decades of experience, I offer below 8 of the most basic and common property pitfalls to avoid when owning a vacation home. In all the years I've been in this business, I continue to see people make the same mistakes over and over again that could be easily avoided with forethought, better planning, and some professional guidance.

While it's not pleasant to talk about the negative realities of owning vacation rentals, it is my hope that you can learn from the mishaps of others and be able to maximize the benefits of owning your vacation home. Think these through carefully before you 'take the plunge' into ownership of a vacation home.

Don't Buy the Wrong House:

Seem like an obvious statement? Well, the adage 'Hindsight is 20/20' is a good one to ponder ahead of time in this critical first step. I've seen many people 'fall in love' with a house or cottage they find while on vacation themselves, and decide it will make an ideal 2nd home and perfect rental. Be sure you 'knock the romance out of your head' and carefully consider how desirable a property will actually be perceived by potential guests and if you can afford it. First, find out what size and configuration of properties that are most in demand in the area you want to buy. For example, how many bedrooms and bathrooms do most renters seek? Do guests want historic homes, condos, cottages, studios or does it matter? Is a pool important, or a garden? Are you willing and able to make any needed renovations?

Don't forget to Make a Business Plan:

Make a basic business plan and determine if you can make enough money through your rentals to justify the purchase. Get the help of a rental professional and an accountant or financial advisor to create a preliminary plan. Learn how much you can expect to pay to operate your vacation property, and how much you can expect earn in income. Get actual or projected occupancy rates from an established local rental agency. Find out what time of year you can expect to rent your home. Is there a short tourist season, or is there a year around season? Some communities have a high demand for private vacation homes and they command excellent rental rates. But other areas have a glut of unsold homes now being offered as vacation properties, driving rental rates down too low to cover the cost of owning a 2nd home.

Don't Buy a Property in the Wrong Location or Neighborhood:

Carefully research the location, e.g., just because an extra 15 blocks from the center of town or the beach is no big deal to you, this could be too far away and a deal breaker for potential guests. In other words, make sure that the property you buy will be appealing to potential vacationers. And, what do the neighbors think about vacation rentals being operated next to where they live? This has been, and still is, a huge ongoing issue for many communities across the country. Many cities and towns are grappling about whether to allow or restrict short-term rentals. Some neighbors are vehemently opposed to the idea of a 'revolving door of tourists' coming in and out of their neighborhood. Other areas are thrilled to have tourists bringing money into their communities.

Don't Ignore Community Rules and Regulatory Agencies:

As vacation homes have become increasingly popular, many communities have created rules and regulations that restrict and govern property rentals. Contact the community licensing department where you are planning to purchase a vacation property. Find out if there are restrictions on the time and frequency you can rent your home. Find out if you need to purchase a business license or a special transient rental license. Ask if you need to have a health and safety inspection by the city, county, or state. Find out if you need to collect and pay a tourist bed tax and state sales tax. Don't ignore the rules and regulations. In some communities, code enforcement officers scan vacation rental websites in search of properties that are offered as illegal rentals. Getting caught breaking the law unknowingly can be expensive and embarrassing!

Don't Pretend You Can Avoid Renovation and Major Repairs:

Be prepared to accept the fact that owning a successful vacation home means that ongoing quality control becomes a way of life. Unless your property is located in an area where luxury and comfort are disregarded as superfluous, expect to renovate and keep your property to a high quality standard. If you want your rental to be competitive in the vacation market, expect to upgrade you kitchen, bathrooms, replace carpets, floors, decks, porches, windows, repaint, landscape, and put on a new roof when the time comes. In some locations you will need to add a swimming pool or at least a Jacuzzi. Make sure the local building department will allow you to make upgrades. Figure out a time to make needed repairs, and mark off time in your rental calendar to do the work.

Don't Under Estimate the Importance of Housekeeping and Property Maintenance:

Even after your vacation home is upgraded and operating, you must commit to ongoing housekeeping and on-call maintenance services. If you don't provide good housekeeping services and regular property maintenance to keep the property to a quality standard, you will most likely live with constant complaints. And you can expect unhappy guests who may be compelled to write bad reviews about your property on internet vacation travel logs and rental websites. A maintenance person must be on-call to fix the myriad of little things that happen in a house such as clogged toilets, mal-functioning a/c or heaters, swimming pool problems, mal-functioning internet connections, and TV remotes to name a few. The more your property is rented, the more maintenance and housekeeping you need o provide.

Don't Think Your House Can be Successful without Proper Furnishing and Staging:

A common scenario is for new owners of a 2nd home to think they can furnish their property with a hodge-podge of inexpensive garage sale items or discarded personal items. When people do this, they end up with a house that looks like a second-hand store or their own garage sale. If you have a knack for decorating, then go for it. Pick a décor style have fun. It is perfectly acceptable to have a mixture of old and new items, but in the end they all have to work together in a unified style. Buy comfortable furniture - a nice sofa and easy chairs. Choose an attractive micro-fiber fabric, its ideal for vacation homes. Make sure you provide good bed mattresses and the right bed sizes. Most travelers today want king or at least queen size beds. Buy a larger flat screen TV for the living room or den. Unless you have the know-how and the time to do these tasks, hire someone to do them for you. Many furniture stores have staff decorators who offer this service for free.

Don't Believe it is Simple to Successfully Market and Manage Your Vacation Rental:

If you've read this far, you know there is a lot more to owning and operating vacation properties than first meets the eye. With the proliferation of mega vacation rental websites, that make it easy for home owners to advertise their own property, it can seem simpler than it is. There is a lot more to this business than putting up a web page and answering email inquiries and phone calls and keeping an availability calendar. The task of writing rental contracts, collecting money, collecting and paying taxes, staying current with community licensing and rules and regulations, checking guests in and out, providing housekeeping and ongoing maintenance, dealing with complaints, dealing with property damage done by guests, and addressing unhappy neighbors can be daunting. And, I haven't even addressed the demands or creating a successful marketing campaign. In today's market it goes beyond writing good ad copy and providing quality property photos on a website. Be prepared to engage in social media such as Facebook and twitter to reach your potential rental guests.

After all is said and done, owning a vacation rental property can be a very profitable and enjoyable business if you know what you are doing. A sure way to avoid the most common pitfalls is to find and purchase a property that already has an established and successful history as a vacation rental, and hire an established locally operated agency to handle your property. http:/vacationhomesofkeywest.com

Because Key West is such a beautiful and laid back island there are many celebrities past and present who have visited or made Key West their home.

Key West's most famous celebrity would be Ernest Hemingway who lived on the island from 1928 to 1939. "For Whom the Bell Tolls" is his most popular work penned while living in Key West. He also spent his free time fishing in the Dry Tortugas waters and drinking at the famous Sloppy Joe's bar.

Tennessee Williams, playwright of both well known works, "A Streetcar Named Desire" and "Cat On a Hot Tin Roof" was often seen at the Heritage House along with poet Robert Frost. Actually, The Heritage House is where Robert Frost wrote his famous "The Gift Outright" which is most known for being read at JFK's inauguration ceremony. The Robert Frost Poetry Festival is now held here yearly.

President Harry S. Truman spent his winters in Key West during his presidency. In fact the winter home which was originally the first officer's quarters on the naval station (and was once occupied by Thomas Edison during WW1 while serving in the navy) is now known as the Harry S. Truman Little White House because of the time he spent in the home during 11 visits to Key West. Also to pay respect to the President, Division Street was renamed Truman Avenue in 1948 after his reelection. Upon leaving office Truman made several return trips to Key West.

Several other very respectable Presidents and politicians have stayed in the Truman "Little White House":

In 1948 General General Dwight D. Eisenhower held meetings here that resulted in creating the Department of Defense. He returned almost 10 years later as President to recuperate from a heart attack.

President John Kennedy held a one day summit here in 1961 with British Prime Minister Harold Macmillan.

President Jimmy Carter held a family reunion in the home in 1996.

In 2001 Secretary of State Colin Powell opened a week of OSCE peace talks at the site.

On February 12, 1974 the home was added to the U.S. National Register of Historic Places. In 1991, the house became a state historic site & museum.

Jimmy Buffet, the laid back beach bum musician established this attitude after being introduced to Key West where he moved during the early 70's. In 1985, the singer/songwriter/film producer/author also opened the first of his popular Margaritaville restaurants in Key West.

Nags Head, NC -- named after the practice of pirates putting a lantern on a nag's (horse's) head and walking it up and down the beach to ensnare ships in the shallow water and shifting sand banks as these ships would follow the light as their guide through the choppy seas.

Move the clock up a few hundred years and now it's one of the best places to stay on the Outer Banks. Like many other places in the Outer Banks, there's great eats in Nags Head. From Kelly's on the by-pass road (hwy 158) to Jockey's Ribs there's everything you could possibly want to eat.

Best Under the Radar Place to Eat: Suey's (BBQ) near Jockey's Ridge

Best Place for Casual Drink and Music: Mulligan's

As for shopping and things to do try some of the following:

Climb Jockey's Ridge -- huge sand dune about 2 - 3 miles in diameter (make sure that you either go in the early morning (8:30ish) or at sunset. The sand gets really hot as you would expect so if you're going during the day make sure you're wearing comfortable shoes.

Fish --- The Nags Head pier is a great place to go or the Avalon Pier on the south side of Nags Head. You can also rent a boat and take it out in the sand.

Shop -- There's a great Outlet Mall here with every retail outlet that you can think of. Kitty Hawk Sports near Jockey's Ridge has some high quality shirts, pants (shorts), and specialized local items.

Cottage Viewing -- Take a walk on the beach or on the beach road path to view the historic Nags Head cottages.

Where to Stay -- Great cottages to rent and/or stay on the beach at the Nags Head Inn.

Close Attractions as well:

Manteo -- @ 10 minutes away. Visit the local downtown shops in the harbor and view the Queen Elizabeth II ship (QE II). Also, while you're there, check out the NC Acquarium and get tickets for world-renowned The Lost Colony outdoor drama.

Kitty Hawk / Kill Devil Hill -- Go see the Wright Brother's Exhibit. Worth the admission.

Cape Hatteras -- great fishing right on the beach (you can even take your car / truck on the beach)

Of course, this only just touches the service of everything Nags Head has to offer.

Coolhouseplans also has lower-priced plans for a garage and garage apartment that range in price from 0 to 0.

In comparison, Archwaypress offers a single set of plans for a garage and loft 5 or 5 for reproducible masters. It also sells a three-set package of plans for a garage and garage apartment at a cost of 5 for 5 for reproducible masters.

Whichever you choose, a garage apartment can make a lot of sense as either extra room or as extra income.

I have been a visitor from Vancouver for many years. I would rent an apartment for a few weeks every year near Los Muertos beach while taking a well-deserved break from teaching. Last November while hanging out on the playa with Jeff and Cindy from Ohio, I was offered the opportunity of a lifetime.

Jeff and Cindy arrived in PV for the first time, like many, on a cruise ship, 9 years ago. They returned the next year and purchased 4 weeks in a time-share, which they used every year until they retired 2 years ago, and purchased their dream vacation house in Conchas Chinas. They stayed in their house for 6 months and returned to Canada for the summer.

When returning the following high season they found that their house was a mess. There was rain damage and all of their plants had died. Evidently their friendly neighbor did not pay as much attention to the house as promised. Some of the utility bills were unpaid as well. Needless to say this situation ruined their homecoming. It was then that they decided to find a house sitter, as they had done with their cottage by the lake in B.C in the past.

When they brought up the subject to me while sipping a margarita on the beach, I immediately imagined living in their wonderful home while working on my dissertation for my PhD. It wasn't long before we came to an agreement as to what they expected of me (pay the bills, maintain their home as if they were there, take care of repairs, etc.) When they left PV in the spring, I moved in.

Imagine living in a wonderful house near the beach. I enjoyed the peace and luxury of their home and finished my work.

They were so please when they returned that they asked me if I could stay again this year...Hmmmmm...

There are many advantages of having a sitter rather that leaving your house empty. Whether you are planning a two week vacation, a trip for three months or a whole year sabbatical, there is always the question in the back of your mind: Who will take care of my home?
